The barn is set in 2.5 ha of agricultural land, equidistant from two small villages (1 km to each), one with a B & B and the other with a small shop. Larger shops (supermarkets, markets etc) are found in Clairac, Lafitte and the larger town of Villeneuve-sur-Lot. Situated on a rise in a rural location with views over the Lot valley and the villages of Laparade and Monpezat in the distance the barn is a haven of tranquillity. Summer night-markets abound in the local villages and towns, where local produce is always for sale and there is always a warm welcome.
This unique stone barn with original oak beams covering 500 square meters has just been put on the market for sale in the Lot and Garonne in south west France, between the riverside towns of Clairac and Villeneuve-sur-Lot.

Set in a very peaceful location on a rise on a hill overlooking the Lot River valley, the stone barn that dates back to 1800's has the potential to be a fabulous large family home. At present it is set up for summer living, with al fresco dining looking over the fishing lake that borders the land.

One section of the barn was lived in by a local farmer with his family until the 1980's and has recently been refurbished with new electrics, plumbing, a fully functional kitchen has been installed and the tiled bathroom has been upgraded with shower, sink and new toilet and a new hot water tank. A new septic tank was installed in 2007 meeting the specifications for the completed renovation for the entire barn.

There is a delightful stone outbuilding that could be renovated as a small gite, office of additional bedroom annex with 2.5 hectares of farm land bordering a lake.

The barn has planning permission for a stunning 4 bedroom 4.5 bathroom house with lake views.

There is the possibility of purchasing or renting an additional field of approximately 1 hectare adjacent to this property .

More photos can be seen at
Completely ready for summer living, the barn has planning permission for a unique 4 bedroom (all ensuite) conversion with one of the bedrooms on the ground floor. Plans include a vaulted living room with floor-to-ceiling windows overlooking an open landscape and the Lot valley, original oak beams throughout, double aspect American kitchen, glassed dining area overlooking open farmland and forest, and covered bar terrace with arched windows that can be opened up in the summer and kept warm in winter. The addition of a swimming pool, terrace and outside covered dining/sitting area would finish off the property to make it totally unique.

Alternatively the present living area of approximately 200 square meters overlooking the lake can easily be upgraded to have 3 bedrooms and living/dining area (it already has a fully functional kitchen and bathroom with all amenities) without needing planning permission. The remainder of the barn can be used for stables, garaging, workshop, studio, storage etc.

There is an additional outbuilding that is ideal for renovation for a small gite, annex, office etc. With 2.5 hectares of land and the possibility of purchasing or renting another 1 hectare this is an ideal property for horses, small scale farming etc.
