Location: 25 minutes from Carcassonne airport and 55 minutes from Toulouse airport. Exit 22 of the A61 at Bram is just 10 minutes away and both Toulouse and Narbonne are served by motor-rail.
On top of the escarpment overlooking the plains of Carcassonne, Bram and the Lauragais, Fanjeaux lies on the boundary between the hills of La Piege and the hills and vineyards of the Razes. The Pyrenees and the Mediterranean are both around one hour away. Both the Pyrenees and the Montagne Noire are visible from the property.

Village facilities include a bakery, doctor's surgery, pharmacy, butcher, restaurant, bar-cafe, post office, tea room, petrol station and several artisans. The school takes children up to secondary school age and there is a secondary school in Bram with a school bus service.
Located between Carcassonne and Mirepoix, a substantial 18th century traditional farm building with three gites and the main house set in 2 acres in stunning countryside. The fourth gite is located in a separate house. A small campsite with 6 pitches occupies one side of the property together with a shower block and parking spaces. There is a 12.5 x 5m swimming pool and children's paddling pool in a fully enclosed terraced area.

The original farmhouse

o Two two-bedroom gites, each with one double and one twin bedroom. Both have a living room with fireplace, kitchen corner and shower room: one is centrally heated.
o One four bedroom gite with two double and two twin/triple bedded rooms, two shower rooms, a living room with kitchen corner and fireplace, storage area.
o The main house with entrance hall, very large sitting room with feature fireplace, dining room, kitchen with wood burning stove, four bedrooms , a shower room, a bathroom and a third, separate WC. It is centrally heated by a gas boiler which also supplies hot water.
o Large barn for conversion, approx 75m2 on the ground floor and 100m2 on the first floor.
o Three storage areas.

The separate house has an entrance hall, a very large double, a twin and a bunk bedroom, sitting room with kitchen corner and fireplace, a shower room and an additional separate WC. French doors lead from the sitting room to a small terrace and secluded garden area.

Between the house and the camping shower block is a large hangar used as a boulodrome, badminton and table tennis area. Another large hangar is used for covered parking, with a spacious workshop to the rear which also houses the main pool filtration system.

Each gite has its own garden area, patio furniture and BBQ. Much of the grounds are woodland and there is a large and productive vegetable plot.

The complex is being sold with all gite equipment, website and bar licence (type II) included.
This is an established business in a developing tourist area which offers all the benefits of life in rural France.

With a total population of 2,295,648 the french region of Languedoc-Roussillon covers some 27,376 kmē making a population density of 84 /kmē.

With a mediterranean coastline, a border to spain and the backdrop of the Pyrenees, Laguedoc-Roussillon offers great beachs and beautiful national and regionally protected parks.

Unsurprisingly the climate conditions make this region, France's largest wine producer.
